Power of attorney and the developer's NOC, explained

The vocabulary is not difficult. It is unfamiliar, and unfamiliar paperwork is what makes handover from abroad feel opaque. This is the whole of it.

Where a power of attorney is already in place, we can sign the handover documents under it. Arranging and notarising the POA itself is a matter for you and your lawyer, and we will tell you plainly what it needs to cover.

Keys, utilities and letting

Handover ends the developer's obligation and starts yours. What happens in the fortnight afterwards is usually what decides whether the property sits empty or earns.

We hold the keys in our office, logged, and release them only on your written instruction. Nobody enters the property without a record of who and when.

Questions from overseas owners

Where a power of attorney is already in place naming us, yes. We sign at the developer's handover appointment and the property is accepted with the defect list attached. Without one, we attend, inspect and advise, and you or your appointed representative signs.

No. A POA is drawn and notarised through your lawyer, and in most cases legalised in the country you are in. We will tell you plainly what it needs to cover for a handover, but the document itself is not ours to produce.

Yes. Activation is against ownership rather than residency: proof of ownership, the developer's NOC where required, and a deposit, in your name. We handle the application and send you the account details once it is live.

A recorded walkthrough, filmed room by room on the day and sent with the report, plus the full photographic record. The inspector who filmed it will then take you through the findings on a call booked at an hour that works where you are.

Whatever you instruct. We hold them in our office, logged, until you arrive; or we hand them to your tenant, agent or contractor against signature, photographed and confirmed to you the same day.

Key collection, inspection and report happen inside a single week. Closing the defect list depends on the developer, and typically runs from a fortnight to a couple of months. You are told where it stands at each stage rather than at the end.

A no-objection certificate confirming the developer has no outstanding claim on the unit. It is normally required before utilities and registration proceed. Where handover produces one, we obtain a copy and send it to you with the report.

No. We are inspectors, not property managers, and we take no commission from letting agents or contractors. When handover is closed we hand over cleanly, with the report and the record.
