Tolerances & standards

A defect is a measurement, not an opinion

Anyone can call a wall crooked. We record how crooked, against the tolerance it fails and the clause that sets it. That is the difference between a list a developer disputes and a list a developer works through.

Each entry is graded major, minor or observation, so you know what must be closed before you sign and what can follow.

The report is where we start, not where we stop

Handing you a defect list and walking away is the cheap version of this work. Your report is written in the language and the citations the developer answers to, we show you who to send it to and how to word it, and we go back to check what they claim to have fixed.

Sent to the developer or contractor in their own format, with our measurements and clause references attached.

We re-inspect the repairs

Unlimited re-inspections on Complete. We check the work rather than take the word for it, and reopen anything that has not been done.

We diarise the 11-month check

Before your warranty expires we come back for what has emerged since handover, while the developer is still liable.

Questions we are asked

As soon as the developer gives you a handover date. We inspect before you sign the handover documents, which is the point at which the list carries most weight. In peak handover weeks the slots go quickly, so a week or two of notice is sensible. If you have already taken the keys, book anyway. The defect liability period runs for twelve months from handover.

Four to six hours for an apartment, and a full day for most villas. We do not shorten it. Four hundred checkpoints take the time they take, and the ones people skip are the ones in the risers, the roof space and behind the appliances.

No, and most owners are not. We arrange access with the developer, inspect, and send the report. If you would like to walk the property with us at the end we will take you through what we found, and we can do that on a live video call if you are overseas.

Before we leave the property. It is generated from the record made on site, photographed, measured and time-stamped as we go, not written up later from memory.

Every checkpoint is signed off individually.

Yes. We publish a full sample report, unredacted apart from the address. Read it before you spend a dirham. It is the clearest way to judge the difference between one inspection and another.

Advertised fees start at a few hundred dirhams. Ours start at 1,400 for a property up to 600 sqft, priced on built-up area above that. The calculator returns the exact fee for your property, fixed before we attend, and every price is on the pricing page.

Because the low headline fee is only possible if the work is unbundled. Re-inspections are billed per visit, the developer is left to you to chase, the thermal survey becomes an add-on, and the 11-month check is a new instruction at a new fee. Our fee includes all of it. Add the extras to a 999 quote and the difference narrows considerably.

It is your property, and inspections are routine in Dubai, and most developers expect them. We attend with your authority letter, or under power of attorney if you are overseas. If access is refused, you get that in writing from us so it is on record, and we reattend at no extra charge.

That depends on your sale and purchase agreement, and we will read yours so you know which clause to quote. In practice most developers work through handover snags in the weeks between inspection and move-in, and the defect liability period gives you twelve months from handover for anything that emerges later. We point you at the dates in your contract rather than a general expectation, so what you ask for is what you are owed.
