The community

A value proposition with a genuine trade-off, stated plainly

The Valley runs across fifteen sub-communities on the Dubai–Al Ain corridor, from Eden and Talia in Phase 1 through to Avelia and Farm Grove at the far end of the pipeline. Phase 2 alone covers two hundred hectares and more than 4,500 additional homes.

The community prices at roughly 1,668 per square foot against Dubai Hills at 2,400–3,200 and Arabian Ranches 3 at 2,200–2,600. The trade-off is distance: twenty-five to thirty minutes to Downtown and DIFC. That is the honest position, and Phase 1 clusters still recorded 25–40% capital appreciation from launch to near-handover.

It also sits at the edge of the network, which matters at handover. District cooling, utility connection and community infrastructure commissioning status are worth recording as factual observations on the day: not as defect allegations, but as a dated record of what was and was not live when you took the keys.

Talia and Orania

Talia handed over in Q1 2025 and is now well past month eleven. That stock moves into pre-purchase and post-warranty territory. Orania is the cohort with time left on the clock, and not much of it.

The Valley runs from around 1,900 sqft in the townhouse product to over 10,000 sqft in Farm Gardens 2, so a single table would mislead. Here is the figure most visitors are checking, and the fee is calculated from the built-up area on your title deed.

Farm-style villas

Large plots, heavy landscaping

01Farm Gardens is built around cascading fountains, gardens and substantial soft landscaping. Irrigation coverage and controller function, and drainage of soft landscaping where water is directed towards the structure rather than away.
02Ground levels relative to the damp-proof course across a long perimeter, and surface falls away from the building on every elevation, not just the rear, which is where most inspections stop.
03Roof void entered physically where a hatch exists: insulation continuity and depth, condensation, daylight at the eaves, water tank support and overflow routing.

Boundaries

Long walls and gate motors

01Plots run to 4,199 sqft in the townhouse product and considerably more in the villa product. Verticality against plumb along the full run of boundary wall, coping and capping alignment.
02Pointing and render cracking with widths recorded as figures, so later movement can be measured against handover condition rather than argued about.
03Gate motor operation and alignment, and the interface between the gate frame and the wall structure.

Twin villas and townhouses

Party walls and setting-out

01Rivana and Alana are twin-villa formats. Party wall acoustic performance, junction detailing at floor and roof, and fire-stopping at the party wall head where accessible.
02Setting-out and alignment against the paired or adjoining unit: facade line, roof line, boundary position. Handover is the only moment these are straightforward to prove.
03Peripheral-location commissioning recorded as factual observation: district cooling, utility connection and community infrastructure status on the day you took the keys.

Asked most often about The Valley

When does my defect liability period expire?

Twelve months from the date you took handover, not from Emaar's original scheduled date. Orania owners who took keys around December 2025 reach month eleven around November 2026.

Do you price on built-up area or plot area?

Built-up area, as stated on your title deed. In The Valley the two differ substantially (an Orania townhouse can sit on a plot nearly twice its built-up area) so the distinction matters here more than most places.

Is Essential enough for a townhouse?

It is a legitimate starting point, and we publish it for that reason. What Complete adds is developer liaison and unlimited re-inspections until the list is closed, plus the eleven-month check diarised. On a first villa purchase most owners want the second.

Can you inspect if I am not in Dubai?
