The community

A mature masterplan, and a compressed handover wave

Dubai Hills Estate is an Emaar and Meraas joint venture, master-planned from 2014 around an eighteen-hole championship course that opened in November 2018. The stock runs from one-bedroom apartments to seven-bedroom golf-front villas, and the delivery record is the strongest of any major Dubai community. Industry analysis puts on-schedule completion here at 70–75%, against a city-wide figure closer to half.

That matters for an inspection in a specific way. Where gross defects are rarer, the case rests on measurement: floor level deviation over a two-metre straightedge, tile lippage, door reveal consistency, joinery alignment, with every deviation recorded as a figure against a published tolerance rather than described as "poor finish". That is the report a developer's snagging team cannot argue with.

What we measure in Dubai Hills stock

Every inspection runs the full checklist for the build type: 412 checkpoints in an apartment, 488 in a villa. These are the checks that carry the most weight in this community specifically, because of how it is built and where it sits.

Villas

Golf-front and park-front ground conditions

01Villas backing onto irrigated fairway or parkland face sustained ground moisture. External ground level relative to the damp-proof course, surface falls away from the building, ponding on terrace and driveway, and moisture readings at internal skirting level on the affected elevation.
02Roof void entered physically where a hatch exists: insulation continuity and depth, condensation, daylight at the eaves, water tank support and overflow routing, penetration sealing. On flat-roof stock: membrane laps and terminations at upstands, falls to outlets, parapet coping joints.
03Pool and plant room, standard on the larger format. Pump, filter, chlorinator, backwash, isolation valves and electrical enclosure IP rating, plus coping level, tile fixing and the interface between pool surround and building.

Townhouses

Party walls and setting-out

01Party wall acoustic performance between adjoining units, junction detailing at floor and roof, and fire-stopping at the party wall head where it is accessible.
02Setting-out and alignment against the neighbouring unit: facade line, roof line, boundary position. Cluster stock is where these deviations are both most common and most provable, and handover is the only moment they are easy to prove.
03Shared roof and gutter runs where the terrace is continuous across units: falls, junction detailing, and whether your outlet is obstructed by a neighbour's.

Apartments

Glazing, risers and balcony falls

01Park-facing and golf-facing stock is heavily glazed by design. Gasket continuity, drainage weep holes clear, sealant tooling at head and jambs, sliding-door track drainage, and a thermal sweep of the envelope for insulation voids behind spandrel panels.
02Chilled-water riser tap and FCU: valve accessibility, insulation continuity, condensate drain fall and trap primer, secondary pan and float switch. Supply air temperature recorded as a figure per room, not "AC works".
03Balcony drainage and threshold detailing: fall to the outlet, outlet clear of screed and tile adhesive, upstand height, waterproofing turn-up behind the door frame. Balcony-to-interior ingress is the most expensive tower defect to fix after handover.

Asked most often about Dubai Hills Estate

When does my defect liability period expire?

Twelve months from the date you took handover, not from the developer's original scheduled date and not from the project's first release. We inspect at month eleven, which leaves the developer a month to close what we find.

My building handed over late. Does that change anything?

No. The clock starts at your handover. A project running behind its registered date does not shorten your warranty, and you do not lose the months the developer used.

Do you price on built-up area or plot area?

Built-up area, as stated on your title deed. Listing sizes are usually saleable or brochure areas and can differ by three to eight per cent, which is why the calculator asks for your exact figure.

Can you inspect if I am not in Dubai?
