Sample report · Published in full

The report is where we start, not where we stop

Every defect is written up with the measurement we took, the tolerance it fails and the standard that tolerance comes from. This is the same document our clients receive, with the property and owner removed.

What is in it

Six parts, in this order

The structure does not change between properties. A villa report is longer than an apartment report; it is not different.

01

Cover and summary

The property, the date, who attended, how long we were on site, and the defect count broken down by severity. One page.

02

The defect schedule

Every defect, numbered and located to the room and the element. Photographed. Measured where a measurement applies.

03

The tolerance each defect fails

Cited by name and clause, so a developer can check it. This is the part that turns an opinion into a claim.

04

Photographic record

Wide shot for location, close shot for the defect, and the instrument in frame where a reading was taken.

05

Re-inspection status

Each item carries its own state: open, disputed, or closed with the date we verified the repair.

06

Developer-ready export

The same schedule as a plain list your developer can work from, without our commentary.

This is what one defect looks like

Two entries, reproduced as they appear in the report. The measurement, the tolerance, the citation and the action are all on the same line as the photograph.
